# A Bitcoin-backed mortgage isn't free leverage.

**In one line:** Bitcoin-backed mortgages stack leverage; the lender, not you, decides the margin call.

![A bright sunlit concept scene. A small modern house sits atop a tall, leaning stack of sand-colored stone blocks balanced on a single pivot over a steep green slope; an oversized hand reaches in from below and rests on an amber lever whose round head carries a Bitcoin emblem, controlling whether the stack stays up. On the roof, a tiny figure seen from behind calmly waters a plant, unaware of the tilt.](https://wakenex.com/assets/notes/a-bitcoin-backed-mortgage-isnt-free-leverage/cover-1600.jpg?v=de9b280c68)

It doesn't let you keep the coin and buy the house for nothing: it stacks two leverages that can fail together, and the lender, not you, decides when you're forced to sell.

On Oct 28 Canada's APX Lending said it will launch what it calls the country's first regulated Bitcoin-backed home-purchase mortgage in Q1 2027, waitlist now open: you pledge Bitcoin, keep its price exposure, and borrow against it for a down payment or the whole purchase. The founder pegs the Canadian market at $44M to $73M. It sounds like free leverage. But APX hasn't published its interest rate, its loan-to-value cap, or the price at which collateral gets margin-called or liquidated.

Strip it down. A mortgage is already leverage on the home; pledging a sharply volatile asset like Bitcoin stacks a margin account on top of the monthly payment. If Bitcoin drops hard, the lender, under its own undisclosed rules, makes you post more or sell, on the contract's timing, not yours. The worst case isn't "the coin went up, nice." It's the coin and the house getting sold in the same drawdown.

What would change this: APX publishing its liquidation line, its LTV, and its rate, with triggers a borrower can compute in advance. Until then, "keep your Bitcoin" is hiding the fact that you've wired a margin call onto your mortgage. Research, not investment advice.
